Stone veneer is one of the most powerful upgrades available to local homeowners. It delivers the beauty, character, and warmth of natural stone at a fraction of the weight and cost of full-thickness stone construction - and when installed by an experienced masonry contractor, it is essentially indistinguishable from the real thing.
Warrens Masonry has been installing natural and manufactured stone veneer across Modesto, Ceres, Turlock, Stockton, Oakdale, Tracy, and the broader Northern California region for over 35 years. Our installations are built to last - not just to look good on day one, but to hold up through decades of Central Valley summers, winter rains, and temperature cycling.
Whether you want to update a plain stucco exterior, create a dramatic stone accent wall, reface an outdated fireplace, add stone wainscot to your home's foundation zone, or clad an outdoor kitchen island, we deliver flawless installations with proper substrate preparation, moisture management, and professional stone setting techniques on every project.

Our stone veneer installations cover every residential and commercial application:

Both options deliver beautiful, lasting results. Here is how to choose.
Real stone cut thin (typically 3/4" to 1.5" thick) and adhered to the substrate. Every piece is unique - no two installations look exactly alike. Natural stone offers unmatched authenticity and tends to increase resale value more than manufactured alternatives.
Best for: Higher-end properties, rustic aesthetics, applications where uniqueness matters. Popular choices in our region include Sonoma Fieldstone, Sierra Quartzite, Santa Barbara Sandstone, and various ledgestones sourced from local quarries.
Cost: Generally $20-$35+ per square foot installed, depending on stone species and availability.
Cast concrete products molded and colored to replicate the look of natural stone. Today's best manufactured stone is remarkably realistic. It is lighter than natural stone, more consistent in dimensions, and typically costs less.
Best for: Budget-conscious projects, new construction, applications where a consistent pattern matters. We install leading brands including Eldorado Stone, Cultured Stone by Boral, and Canyon Stone. Each manufacturer offers dozens of profiles and colorways.
Cost: Generally $15-$25 per square foot installed - a meaningful savings on large projects while delivering excellent visual results.
The difference between stone veneer that lasts 40 years and stone veneer that fails in 10 is what happens behind the stone - the substrate preparation and moisture management you never see.
Over wood framing or OSB, we install a code-compliant weather-resistant barrier (WRB) lapped and integrated with the flashing system. Over that we apply corrosion-resistant expanded metal lath fastened to studs. Over masonry or concrete substrates, we assess the surface condition and apply bonding agents or a scratch coat as needed.
We apply a Type S mortar scratch coat to the full lath area, achieving minimum 3/4" thickness with full coverage of all lath openings. This is allowed to cure before stone application. No skipping this step - it is the foundation of a durable installation.
Each stone is back-buttered with mortar and set into a full mortar bed on the scratch coat. We work from corner pieces outward, maintaining consistent joint width and pattern. No gaps, no voids behind the stone - proper mortar coverage is what prevents water infiltration and prevents stone from popping off years later.
After the stone sets, joints are grouted to the specified depth and profile. Deep-raked joints, flush joints, and grouted joints all create different aesthetic effects. We clean the stone face carefully to remove any mortar haze. The result is a crisp, professional installation that will serve your home for decades.
Understanding the real ROI of stone veneer in Stanislaus and San Joaquin Counties.
The 2024 Remodeling Cost vs. Value report consistently shows manufactured stone veneer on a home's facade returning over 150% of its installed cost in added resale value for mid-range projects - making it one of the highest ROI exterior improvements in American residential real estate. Locally, stone-faced homes photograph dramatically better, attract more showings, and sell faster than comparable stucco homes.
For homes in Modesto, Turlock, and Stockton's established neighborhoods, where the housing stock is predominantly stucco-exterior and the lots are compact enough that curb appeal is visible from the street, stone wainscot and entry features create immediate differentiation. Real estate agents in the area consistently report that stone veneer is one of the first upgrades buyers notice positively and sellers underinvest in.
For builders and developers in Tracy Hills, Mountain House, and East Modesto's growing subdivisions, we provide new construction stone veneer packages that give spec homes a custom-home appearance at a manageable cost. We work directly with builders on pricing, phasing, and scheduling to integrate with the construction timeline rather than delaying it. Builders who have added stone veneer packages to their spec home lineup consistently report faster absorption and stronger pricing than comparable non-stone homes in the same development.
The Central Valley's architecture is a mix of Spanish Colonial, Ranch, Craftsman, Contemporary, and Mediterranean styles - and the right stone choice varies significantly across these aesthetics. Here is a quick guide:
Ranch and Craftsman homes (most common in established Modesto, Turlock, and Ceres neighborhoods): Fieldstone, river rock, and ledgestone in warm earth tones - tans, browns, and rusty reds that complement the horizontal lines and natural materials of these styles.
Spanish Colonial and Mediterranean homes (common throughout the region): Smooth limestone, travertine-pattern manufactured stone, or irregular flagstone in neutral tones - cream, buff, and weathered gray that reference the stucco and tile palette of these styles.
Contemporary and Modern homes: Linear stacked ledgestone in gray or charcoal, or large-format flat stone panels that complement the clean geometry of modern architecture.
We bring material samples to every estimate visit so you can see them in your specific light conditions against your home's existing colors before you decide. The choice you make in a showroom under fluorescent lighting often looks different than you expect in direct the California sunlight - we have seen enough of those surprises that we always recommend seeing materials on site before committing.
